FY 2026-27
How it works

House-property income

Let-out property starts from gross annual value, deducts qualifying municipal taxes, then 30% standard deduction and Section 24(b) interest. Self-occupied property has nil annual value; only qualifying interest can create a loss under the old regime.

  • For let-out property, expected rent and actual rent are simplified user inputs; complex rent-control and fair-rent evidence is not independently verified.
  • Only qualifying home-loan interest is modeled. Principal repayment, Section 80C and lender-specific fees are separate from this calculator.
  • The loss carry-forward display assumes the loss is eligible and tracks a single current-year balance; it does not maintain separate historical loss-year lots or calculate multiple-property household limits.

Is rental income taxed on the full rent received?

Not generally. For let-out property, the tax computation uses gross annual value, qualifying municipal taxes, a 30% standard deduction and eligible home-loan interest.

What happens to a house-property loss?

Under the old regime, up to ₹2 lakh can generally be set off against other heads in the year, with eligible remaining loss carried forward subject to the applicable rules. Under the new regime, the modeled let-out loss cannot be set off against other heads or carried forward.

Educational estimate only. House-property taxation can depend on ownership, loan documents, rent-control rules, vacancy facts and other facts not captured here.
